The Treasurer is the custodian of all money belonging to the County. The primary duties of the office are to collect taxes, properly account for all County funds, and invest those County funds. We offer assistance to the public with property tax collection, questions and solutions and also the documents and certification necessary to obtain a mobile home permit or an alcohol permit in Elkhart County.
Property taxes are due annually in two installments, May 10 and November 10 or the following business day. Any unpaid balance remaining after these due dates is assessed a penalty. There is a 5% penalty added to any balance paid within 30 calendar days after the due date. An additional 5% penalty will be added on the 31st day after the due date. The Treasurer’s office accepts partial payments for taxes in any amount throughout the year although any unpaid amounts remaining as of the due date are subject to penalties. Property tax bills are mailed annually at least 15 business days prior to the due date of the first installment. Please contact the office if you prefer to receive your tax bill by email. Property tax information, copies of tax bills and payment coupons are available online by clicking ‘Pay and/or View Bills Online’ above or visiting www.invoicecloud.com/Elkhart In accordance with Indiana State Law; not receiving a property tax bill is not sufficient reason to waive any penalties.

The Elkhart County Commissioners will accept bids for the Certificates of Sale, for the price referred to in IC 6-1.1-24-6.1(a)(3), by public auction on the internet at www.zeusauction.com beginning on March 31, 2021 at 9:00 AM and commence closing on April 2, 2021 at 2:00 PM. The public auction will be conducted as an electronic sale under IC 6-1.1-24-2(a)10, at the following website: www.zeusauction.com.
If you are interested in participating in this public auction, registration information and the procedures you must follow to bid are available online at www.zeusauction.com. In order to participate, you must become a member of the auction website (www.zeusauction.com). You must read, understand and agree to the rules of sale and payment terms.
Once you become a member of the auction website, you must register for the auction described in this notice, specifically. Registration for the sale will close on March 30, 2021 at 12:00 PM local time.
Please note that in order to bid in the online public auction, you must both complete IRS Form W-9 and agree to the registration statement described at IC 6-1.1-24-5.3(c) electronically, through the auction website.
Payment to the Elkhart County Treasurer is required by 2:00 PM on Monday, April 5, 2021.
Verification from the County Treasurer that the applicant does not have any outstanding property tax liability is required by the Alcohol and Tobacco Commission by having a completed Property Tax Clearance Schedule Form No. 1 with the embossed seal of the County.

Real estate parcels with delinquent taxes and/or special assessments of three installments or greater are subject to tax sale. Bidders should be familiar with the applicable statues addressing tax sales (IC6-1.1-24-1 et seq. and IC 6-1.1-25-1 et seq.) and seek legal advice if questions or uncertainties arise. The list of properties eligible for the annual tax sale will be posted a theSRI Tax Sale site least three weeks prior to the sale. This list of eligible properties will also be published three times prior to the sale in two local papers, The Goshen News and The Truth. Demand notices are mailed annually to taxpayers that have delinquent taxes on mobile homes and personal property. Any unpaid amounts are subject to judgment by Elkhart Circuit Court. Elkhart County has chosen to contract with American Financial Credit Services (AFCS) to be the collecting agency for all Certified to Court collections. Please direct any inquiries regarding these collections to AFCS at 1-888-317-2327 ext. 500 or www.afcsoptions.com including any and all payment arrangements.
