The Treasurer is the custodian of all money belonging to the County. The primary duties of the office are to collect taxes, properly account for all County funds, and invest those County funds. We offer assistance to the public with property tax collection, questions and solutions and also the documents and certification necessary to obtain a mobile home permit or an alcohol permit in Elkhart County.

Information about Property Taxes

Property taxes are due annually in two installments, May 10 and November 10 or the following business day. Any unpaid balance remaining after these due dates is assessed a penalty. There is a 5% penalty added to any balance paid within 30 calendar days after the due date. An additional 5% penalty will be added on the 31st day after the due date. The Treasurer’s office accepts partial payments for taxes in any amount throughout the year although any unpaid amounts remaining as of the due date are subject to penalties. Property tax bills are mailed annually at least 15 business days prior to the due date of the first installment. Please contact the office if you prefer to receive your tax bill by email. Property tax information, copies of tax bills and payment coupons are available online by clicking ‘Pay and/or View Bills Online’ above or visiting www.invoicecloud.com/Elkhart In accordance with Indiana State Law; not receiving a property tax bill is not sufficient reason to waive any penalties.

The permit is valid for 90 days and can be accessed here or in the Additional Property Tax Resources section of this page.

Verification from the County Treasurer that the applicant does not have any outstanding property tax liability is required by the Alcohol and Tobacco Commission by having a completed Property Tax Clearance Schedule Form No. 1 with the embossed seal of the County.

Real estate parcels with delinquent taxes and/or special assessments of three installments or greater are subject to tax sale. Bidders should be familiar with the applicable statutes addressing tax sales (IC6-1.1-24-1 et seq. and IC 6-1.1-25-1 et seq.) and seek legal advice if questions or uncertainties arise. The list of properties eligible for the annual tax sale has been posted at the SRI Tax Sale website and the Elkhart County, Indiana website, and published in two local newspapers, The Goshen News and The Wakarusa Tribune. Additional information is available on the SRI website above, including how to register for the sale, a buyer handout, redemption information, and applicable laws.

Demand notices are mailed annually to taxpayers that have delinquent taxes on mobile homes and personal property. Any unpaid amounts are subject to judgment by Elkhart Circuit Court. Elkhart County has chosen to contract with American Financial Credit Services (AFCS) to be the collecting agency for all Certified to Court collections. Please direct any inquiries regarding these collections to AFCS at 1-888-317-2327 ext. 500 or www.afcsoptions.com including any and all payment arrangements.

To change your billing address for receiving your tax coupon and any other correspondence, we need the request in writing. You may send the address change by email to vpalomino@elkhartcounty.com or complete an address change form in our office.
